New speculative industrial building is going up in Pitt County

GREENVILLE, N.C. (WITN) – The Greenville ENC Alliance says it is building its first ever speculative, or ‘spec’ building this year off of Sugg Parkway.

Greenville ENC Alliance CEO Josh Lewis said the idea behind the project is to make it easier to attract businesses by shortening the time it would take to get them operational.

“The idea behind spec buildings is that you are shortening a time window for a company,” said Lewis. “Time is money and time is risk.”

Once completed, the original new building will cover a 100,000 square foot footprint but will be expandable to 230,000 square feet as well.

The new building will include four dock doors, and the site offers infrastructure in place by Greenville utilities such as water, wastewater, electric and natural gas.

The project is expected to be completed by the end of the year.
